An ambitious 4-star apart-resort currently under construction on the banks of the Uzh River in the village of Onoky, Zakarpattia region — just 4 km from the Slovak border and 10 minutes from the centre of Uzhhorod. ONOKY River Club is the first phase of a larger 60-hectare multifunctional resort hub that will ultimately combine a premium hotel, aquapark with thermal springs, residential quarters, a private school, and a medical centre.

The first phase alone is an impressive undertaking: 10.8 hectares of developed territory, 317 hotel units across apartments, townhouses, duplexes and cottages, a 4,574 m² Club House, a 1,109 m² all-season SPA centre with a 25-metre indoor pool, a Mediskin biohacking & anti-aging clinic, three restaurants and bars totalling 1,235 m², a 895 m² heated outdoor pool, 970 metres of river promenade, a Kids Club, tennis courts, squash hall and fitness complex — managed by international hotel operator RIBAS under the ArtBuild Hospitality brand.

Currently in active design phase. Engineering design documentation (Working Design) is being developed for the following systems:

Zhytomyr by Optima occupies floors five to eight of the Zhytomyr business centre on Maidan Peremohy, in the city centre. The hotel offers 105 rooms across Standard, Superior and Lux categories, apartments in all three classes, and specially equipped rooms for guests with reduced mobility. Facilities include a restaurant on the ground floor, a gym on the fifth floor, a shelter and parking beneath the building. We delivered the complete low-voltage package for the property, from the network backbone to room-level automation.

Multifunctional five-star recreation complex

One of Western Ukraine's most ambitious hospitality projects: a sprawling resort featuring 270 hotel rooms, the largest aquazone in Lviv, a multifunctional SPA complex, a unique medical center, the largest event hall in Western Ukraine, over 10 gastronomic locations, a sports complex supporting 24 disciplines, and a ski lift with three runs. The complex is equipped with state-of-the-art facilities for corporate and private events accommodating up to 1,400 guests across 6 dedicated halls.

Design, installation, commissioning and maintenance of the following systems across the entire complex:

Access Control System SALTO — a unified enterprise-grade access control solution deployed across all locations of the complex: hotel, SPA, medical center, sports facilities, and event spaces. Currently serving 4,500+ active cardholders.

Boutique five-star hotel in the historic city center

One of Ukraine's most acclaimed boutique hotels, twice recognised as the best hotel in Ukraine at the World Travel Awards. Located just 100 metres from Rynok Square, in the very heart of Lviv's UNESCO-protected Old Town — a meticulously restored historic building dating back to 1767, listed as a national architectural monument. The hotel was opened in 2007 and subsequently expanded by incorporating two neighbouring buildings.

During a major reconstruction phase, a full Room Management System was designed, installed and commissioned across all 75 hotel rooms.

Boutique hotel within UNESCO World Heritage landmarks

The first hotel in Ukraine to open under the international Best Western brand, located directly on Rynok Square in Lviv's pedestrian historic zone. The hotel occupies four adjoining historical buildings, all listed as UNESCO World Heritage Sites — including the 18th-century "Dzyurdzovsky's Chapel", one of the most significant architectural monuments of Lviv. Opened in August 2022, the property offers 74 rooms and suites, with interiors that preserve original features: medieval vaulted basements, original wooden staircases, historic facades and masonry.

Sosnivka, Poltava Region, Ukraine

A four-star upscale resort set inside a pristine pine forest in Sosnivka, near Poltava. Minimalist chalet architecture runs through free-standing designer cottages, premium cottages with their own Finnish sauna, and five VIP chalets with forest views, private outdoor jacuzzis, individual swimming pools and indoor saunas. In the VIP chalets the guest controls the whole room from a tablet beside the bed. We delivered access control across the resort and room management throughout the cottages and chalets.

A nature-immersive resort on the shores of the Kyiv Reservoir, set within a dense pine forest — designed by YODEZEEN architects with a single philosophy: to help guests slow down and reconnect with nature. The complex offers a designer hotel, private cottages, three swimming pools, a full-service SPA, restaurant, and children's facilities — all integrated into the forest landscape with no loud music, no bustle, and no interference with the surrounding environment.

As part of the construction of a new hotel building, the full Room Management System and Building Management System were designed, installed and commissioned across 61 rooms.

The largest five-star hotel in Odesa — a 16-story landmark on Francuzskiy Boulevard, with panoramic views of the city, the Black Sea coast, and the Arcadia entertainment district. The hotel's interior was conceived by the Italian design bureau Alpenmade Contract S.r.l. in collaboration with PLAN BUREAU, and the architectural project was carried out by S. Babushkin and Partners. The property features 200 rooms and suites, a year-round wellness center with swimming pool, Jacuzzi and sauna, conference facilities for up to 350 guests, and a signature panoramic bar on the 16th floor.

Ukraine's oldest luxury hotel, standing on Svobody Avenue in the very heart of Lviv since 1894. Built in the baroque style for Efraim Hausmann by architects Erazm Hermatnik and Zygmunt Kędzierski, the building was among the first in the city to feature electric lighting. Over its 130-year history the hotel has welcomed emperors, diplomats, artists and heads of state. Following a major reconstruction in 2014-2018 — during which a new wing was added — the property now offers 121 rooms and suites, a full-service Casino & Spa, underground swimming pool, and multiple dining venues. The Lviv National Opera is just 300 metres away.

During the reconstruction phase, a complete Room Management System and Building Management System were designed, installed and commissioned across 123 rooms.

Access Control System SALTO

Crimea's first five-star hotel and one of the oldest on the peninsula — an Art Nouveau mansion built in 1912 on the Yalta seafront promenade, just 100 metres from the Black Sea. Designed by architect Lev Shapovalov (the same architect responsible for the Chekhov House in Yalta), the four-storey building was painstakingly restored in 2003-2007, preserving its original noble character while introducing all the comforts of modern luxury hospitality. The property comprises 32 hotel rooms and 13 private residences, all furnished with handmade Italian furniture, oak parquet, and marble finishes. Facilities include an outdoor heated pool, full-service SPA, three restaurants, a wine room with 400 labels, conference hall, and a private beach shuttle.

A distinctive four-star boutique hotel in the historic heart of Odesa, overlooking Starobazarny Square and Alexandrovsky Prospect. The building's architecture is a deliberate homage to the royal palaces of Great Britain — its facade echoes Hampton Court and St James's Palace, crowned by a replica of the iconic Big Ben tower. In 2006, the hotel received the prestigious national award "Best Architectural Work of the Year in Ukraine". Inside, a sun-filled glass atrium forms the centrepiece of the property, offering 37 rooms across 7 floors, a restaurant, bar, conference facilities, and secure parking.

A five-star beachfront residence on the Black Sea coast, located in Odesa's most prestigious Arcadia district — 150 metres from the shoreline and 6 km from the city airport. The nine-storey modern complex comprises 127 rooms and suites, each furnished with designer Eichholtz furniture and featuring a private balcony or terrace with panoramic sea or park views. The property includes three outdoor pools, a children's pool, a sea terrace, two restaurants, a banquet hall, spa, beauty salon, and private parking — a fully self-contained resort environment in the heart of Odesa's coastal strip.

A five-star boutique hotel set in the prestigious Otrada coastal district of Odesa — directly adjacent to Shevchenko Park and just a five-minute walk from the Black Sea shore. The property occupies a prime position along the famous Health Trail promenade, offering 33 rooms and suites designed in a clean minimalist style with panoramic windows overlooking the sea. Facilities include an outdoor infinity pool with a summer terrace for 100 guests, an indoor pool, Finnish and Turkish saunas, a full-service SPA, a 24-hour restaurant with Mediterranean cuisine, a rooftop bar and patio, conference room for 70 people, fitness studio, beauty salon, and private parking — a complete urban resort in one of Odesa's most coveted addresses.
